
2920 EXPO PARKWAY REZONING APPLICATION (RM1-45) AND PROPOSED DEVELOPMENT
REZONE APPLICATION
A rezone application for the area known to many as the old gravel pit or quarry - situated directly west of the Rocky Mountain Elk Foundation and Cottonwoods Condominiums and south of the Lower Prospect Neighborhood – has been submitted to the City of Missoula Development Services. When reviewing and making decisions on zoning amendments, the zoning officer, Planning Board and City Council must consider at minimum the Review Criteria listed in Chapter 20.85 of the Missoula, MT Code of Ordinances.
PROPOSED DEVELOPMENT
The following site plan for the southern parcel (8.7 acres) fronting 2920 Expo Parkway was recently presented to the City for a building permit. The floor plans have been covered to protect future tenant privacy. The larger of the two apartment buildings has 63 units and the smaller has 42. This does not necessarily represent what will be approved, as the design or site plan may change during the City's review process.
The developer applying for rezone has proposed a high-density, 4-story apartment development with a potential of 1,195 dwelling units for the entire quarry site in accordance with the rezone. The proposed development site plan shows approximately 2,500 parking spaces.
